A new roof protects everything under it; energy savings are a small bonus from better ventilation and modern reflective shingles.

What Affects the Price
- Roof size and pitch: cost is driven by roof area in 'squares' (100 sq ft) and steepness — steep or cut-up roofs need more labor and safety time.
- Material: architectural asphalt shingles are the baseline in this guide; metal, tile and slate cost two to four times more.
- Tear-off layers: removing two old layers costs more than one, and some codes prohibit a third layer entirely.
- Decking condition: rotted or damaged decking found after tear-off is replaced per sheet and adds to the bill.
- Details: flashing, ventilation upgrades, gutters and permit fees vary by city and roof complexity.
When Roof Replacement Makes Sense
Roof replacement makes sense when shingles are curling, losing granules heavily, or past about 20-25 years for standard asphalt — and immediately when leaks start appearing in more than one place. It also makes sense right before installing solar panels, so the panels never have to come off for a re-roof. A sound new roof protects the insulation, ceilings and structure below it, which is where the real money is.
When It Pays to Wait
Wait if the roof is under 12-15 years old with isolated damage — targeted repairs and a professional inspection can safely add years. Localized leaks around flashing or a vent boot are usually repair jobs, not replacement jobs. If you do wait, budget for it: set the money aside so a storm-damage surprise does not force a rushed, full-price decision.
